Wakerley Close, Oundle
Brief
Civil and Structural Engineering design of small development of 40 two storey housing units on the outskirts of Oundle in Northamptonshire. Access roads and main drainage to be adopted by local highway authority and local water company respectively.
Design
Site falls by some 10m, requiring careful consideration of design levels to achieve gradients acceptable to highway authority, and to comply with DDA regulations, as well as minimise the use of retaining structures.
Ground conditions comprised Oolite Limestone on higher ground overlying Upper Estuarine deposits (mainly clays), allowing use of infiltration systems in the Limestone, but requiring below ground attenuation tanks to maintain Greenfield stormwater run off rates in the lower parts of the site. Stormwater outfall from attenuation tanks was to local watercourse requiring riparian agreement to achieve adoptable stormwater drainage system. Foulwater was gravity fed to a pumping station, to transfer effluent to adoptable system located some 200m distant on higher ground.
Traditional trench fill foundations to all housing units, which were constructed in load bearing masonry construction.
